Located just two hours from
Portland, this delightful seaside town of 7,400
people is ideally situated along seven miles of
sandy beach on the central Oregon coast and has
lush forests and narrow, pretty, 680-acre Devils
Lake to the east, the Salmon River to the north
and Siletz Bay to the south. Retirees
have known about this spot for years; in fact, 35%
of the population is age 55 and better, with 42
being the median age. Lincoln City is
also popular with tourists, many of whom come to
enjoy the clean beaches, serious outlet shopping
and Chinook Winds Casino and Golf Resort. Overall, Lincoln City's cost of living is about 10% above
the national average.

Lincoln City's median
home price is $295,000, and prices range from $150,000 for
small bungalows to several million dollars for
luxury homes along the coast, on the river or along the
lake. Many homes
are two story frame structures that afford homeowners
unobstructed views of the ocean. The majority of these
residences are modest but comfortable and start in the low-
to mid-$200,000s. It is possible to find cute
cottages with around 1,000 sq. ft. with ocean views for
less than $200,000, but it is also possible to find
overpriced 350 square foot cabins on the river for $215,000.
Condominiums are not plentiful and the
ones currently for sale start in the mid-$200,000s, primarily
because they are new and have beautiful ocean views.

There are a number of apartment complexes,
and rents average $525 per month for a one bedroom unit and $625
for a two bedroom unit. Ocean Lake Estates is a nice
complex in a quiet neighborhood just a few blocks from the beach;
rents start at $550 per month. Lincoln Woods (541-994-2444)
is a modest complex (all ages) with 77 completely renovated units,
and the beach is within walking distance.
The Dorchester House is a restored, historic
hotel that is now an independent living retirement residence;
there are 70 small apartments for rent, and leases are
month-to-month. Small pets are
welcome.

Property is assessed at 100% of market
value, and the average property tax is $15.60 per $1,000 of value.
The average annual tax on a $220,000 home would be $3,432.
There is no homestead exemption, but homeowners 62 or above may
delay paying property taxes based on certain income criteria. Oregon has no sales tax.
Lincoln City is an elongated town that hugs the
beach and is comprised of several small communities that
came together under the name Lincoln City in 1964. The
beauty and activities along the seashore change with the seasons,
adding spice and variety to retirement here. There are
fifteen public beach access points and excellent locations for
wave watching, whale watching and sunset and storm watching. The beach is a
treasure trove for collecting driftwood, agates, shells and
floats. Large rocks have emerged from the sea to create
perfect pockets for tide pooling, beach hiking, surfing,
windsurfing and fishing. With low bank accesses just
about everywhere, Lincoln City has some of the most accessible
beaches on all of Oregon’s coast.
