Nestled between rugged Cascade Mountain foothills and lovely Lake Sammamish, Issaquah, Washington (population 22,000) beckons to retirees in search of a healthy outdoor lifestyle, clean air, cool weather and beautiful mountain scenery.  Really a bedroom community of Seattle, Issaquah is an old mining town that today boasts a casual, understated affluence and a healthy economy thanks to companies such as Microsoft, Boeing and Costco.  It's also a growing community, the second fastest in Washington.  Of the population, 24% is age 45 to 64, and 10% is age 65 or above.

 

Issaquah's cost of living is roughly 35% above the national average, and the median single family home price is $525,000 ($300,000 for a condominium).  Well-planned subdivisions and new homes, secluded among thick trees, dot the hillsides, and although growth is an issue here (Seattle seems to creep closer each year), overall construction is not sprawling, most likely because of the rugged terrain.  One area in particular, called Issaquah Highlands, attracts residents of all ages thanks to its array of housing, including everything from apartments and one bedroom town homes to multi-million dollar villas.  This "urban village" has its own zip code (10th wealthiest in the Puget Sound area) and is pedestrian friendly with abundant trails and green spaces.  Housing, though, is high density, at least in the lower price ranges.

Issaquah has a good number of apartment rentals, and the average one bedroom price is approximately $1,000 per month.  An average two bedroom apartment is $1,250 per month.

Property is assessed at 100% and taxed at roughly $10 per $1,000 of fair market value.  The annual taxes on a $475,000 home would be approximately $4,750.  A property tax exemption program is available for persons age 61 or older and for persons unable to work due to a physical disability and for those whose annual income is $35,000 or less.  There is also a tax deferral program and a seniors utilities rate discount program. Washington has no personal income tax, and retirement income is not taxed.  The local sales tax rate is 9%.
